Hadley Design was engaged by Urban Fabric Builders to plan, design and entitlement DeRosier Ranch in Goodyear, Arizona. Hadley Design created a “Pocket Neighborhood” community with multiple pocket neighborhoods organized around “commons” open spaces while “corraling” the car. The community was also designed around a major central park and clubhouse facility with a resort style pool complex as well as mixed-use “neighborhood commercial”.
The community design for DeRosier Ranch started with identifying a “pattern language” or a list of desired patterns that shape and define the community. The patterns are derived from the surrounding conditions, sound planning and design principles and the desire to create a community that is viable, vibrant and lives well. Streets, walks and greens were designed to relate and connect, creating a “necklace” of parks, green spaces and greenways as a haven for pedestrian activity. This network of walkways and the “corralling” of the car were identified patterns guiding development of the framework for the master plan for the overall community. The next design level was to create Pocket Neighborhoods within the overall framework, forming a scale of sociability and a self- managed community. These pocket clusters of homes share outdoor spaces, a commons framed by human scaled architecture. The patterns and design elements of these neighborhoods are rooted in place making, in creating that sense of Home, Human Scale and Proportion, Community and Building. These patterns shaped and guided the planning process, becoming the “design tenets” for the community.
Gilbert, Arizona

Hadley Design was engaged by NexMetro to plan, design and assist in the entitlement of Avilla Town Square in Gilbert Arizona. Hadley Design created and utilized a signature “courtyard neighborhood” with clusters of 4-6 homes organized around a courtyard element with a “portal” entry to create the site plan for Town Square. The site plan was also designed around a major central park and ramada adjacent the resort style pool complex. Hadley Design’s dual ramada design creates two out door living rooms for the residents and their guest to enjoy year round.

Encore at Eastmark is a 300 acre 55+ master planned community developed by AV Homes, within the award winning 3,200 acre Eastmark community located in Mesa, Arizona. Hadley Design was engaged to master plan, theme and create detailed site design for the community.
We designed approximately 900 home sites for within Encore. The master plan includes an extensive open space / path and trail system as well as a community recreation center with resort style pool, state of the art fitness, tennis and pickleball courts and many other amenities.

Hadley Design was engaged by NexMetro to create a branded theme for Avilla as well as analyze and retool their previous site planning in order to create more “neighborhood” and greater sense of community. Hadley created the “courtyard neighborhood” with clusters of 4-6 homes organized around a courtyard element with a “portal” entry providing a sense of place and ownership for the residents. The design also eliminated long unbroken expanses of sidewalk. The Hadley Design team also created a landscape and open space hierarchy to be used as a template for each of the Avilla communities as well as multiple materials palettes to be utilized in different Avilla project in order to create and insure a consistent “brand identity”.
Chandler, Arizona

Hadley Design was engaged by Pulte Homes to site plan, theme and assist in public outreach and entitlement for 96 homes sites (44 waterfront) on four waterfront parcels totaling 28 acres in Chandler, Arizona. The Waters at Ocotillo is part of the 2,700 acre Ocotillo master planned development which was established in 1983.
The Waters is designed to engage the waterfront while creating internal amenities for recreation and gather places. The design is a unique and balanced blend of creating premiums on the lake as well as creating “eyes on the green” with internal parks.
Peoria, Arizona

WestWing Mountain a 1,312 acre master planned community located in the geographic center of the City of Peoria is cradled between the WestWing and Sunrise Mountains. It has diverse terrain including: wash corridors; rock out-croppings, mountainous terrain and a central valley. Mr. Hadley has been engaged with WestWing Mountain for over 20 years. in 1997 he created the Master Plan for WestWing Mountain that responds to the site while creating amenities that utilize the natural mountain terrain and wash features and incorporate a diverse group of land uses.
Hadley Design site planned Phase 2 for Pulte Homes, including over five-hundred homes sites linked by an extensive path and trails system to light commercial sites, a school site, a 20-acre park and recreation center component and a 300-acre mountain preserve.
VISTANCIA
Peoria, Arizona

Vistancia is an “award winning”, 7,100 acre master planned community in Peoria, Arizona. Hadley Design served as a member of the design team, providing master planning, landscape design and detailed site planning services for the Vistancia, Trilogy at Vistancia and parcels within Blackstone at Vistancia.
The project has distinct “Villages” within the overall master plan, each offering different lifestyle choices and amenities. The Villages are connected to one another and to the overall community through a woven fabric of open space consisting of pristine natural washes, community amenities, parks, golf courses, mountain preserve and a 3.5 mile tail system.
At completion, Vistancia will provide approximately 17,000 residential units and include 5 school sites, 2 regional parks, 5 neighborhood parks, a mountain preserve and 5 golf courses. Mixed use, business park facilities and commercial uses will account for nearly 820 acres of the project site.

This modern building located on a half acre site in Scottsdale, Arizona features a whimsical layout of large offset stepping pads, arching band of accent concrete and a low accent stem wall that features areas planted with specimen agave plants. Additional accent plants and flowering shrubs were used on the site to both complement and enhance the modern theme of the building.

Villago is a 1629‑acre master planned community located centrally located within the City of Casa Grande Arizona. Hadley Design was engaged to entitle the project through a Major and Minor General Plan approval and an approval of a Pre-Annexation Development Standards the project as well as an annexation into the City of Casa Grande, Arizona.
Villago is designed with a ranging of housing types and sizes with the largest homes being nearly 6,000 square feet. The master plan includes a regional park, an extensive open space / path and trail system, a 10 acre fresh water lake, as many as two K through 8 educational complexes, a 60 acre office/business park, and 78 acres of commercial including regional, local and neighborhood commercial. Approximately 22% of the 1,629-acre site will be preserved in open space.

Sun City Festival is a 3,100-acre property located in Buckeye, Arizona with both conventional and active adult villages. The Sun City Village includes a championship 18 hole golf course, community clubhouse, golf clubhouse as well as a series of lakes, parks and an extensive path and trails system. Hadley Design has been involved in master planning, landscape design and has site planned many of the parcels within the first phase of Sun City Festival and Festival Foothills. Hadley Design has also site planned many of the commercial and residential parcels in phase one and has completed a master plan for the 1,100 acre Planning Unit Two including; a championship golf course routing, clubhouse and amenity program as well as parcel and site design for all of the planning unit.

Belmont Arizona is a 25,000 acre master planned community located in western Maricopa County, approximately 35 miles west of the incorporated boundary of Phoenix. Named for the scenic Belmont Mountains located to the north, Belmont is envisioned as a quality, sustainable, desert community of the future. Hadley Design master planned Belmont’s 25 Villages around a “City Center” and integrated them through an extensive interconnecting park and trail system. The City Center provides the opportunity for a diverse mix of uses, including technology based commercial, office, business, manufacturing and mixed use residential zones to work synergistically, creating a dynamic urban center for the community.
When completely developed, the project will provide approximately 78,500 homes, over 3,400 acres of open space and up to 6 golf courses, as well as 24 school sites including 3 high school sites.

Bella Vista Farms consists of approximately 2,301 acres, planned for a variety of residential and commercial uses. Hadley Design was engaged to master plan, entitle and theme the project as well as perform detailed site planning for the initial phase of development. The master plan is arranged in three Development Units that feature a range of medium-low, medium and high density housing opportunities, open space and recreation areas, neighborhood commercial uses, and a substantial commercial area intended for a Central Arizona College campus. Hadley designed an extensive pedestrian trail system as one of the main organizing components of the master plan of Bella Vista Farms. Land set aside as Recreational or other Developed Open Space accounts for a minimum of 15 percent of the total residential land area of Bella Vista Farms. Parks are the “pearls” of the community, with a 10-20 acre Community Park, Focal Parks at the neighborhood level and linear parks connecting the parks, neighborhoods and the community, Bella Vista Farms will be an amenity rich place to live.

Lone Tree is a gated community comprised of 72 home sites on 21 acres and is part of the greater Del Webb Solera at Chandler community. Hadley Design was engaged to master plan, entitle and site plan Lone Tree as well as create the community theme, landscape and amenity design. The community has a central park amenity with large shade ramada and expansive turf area for recreation. In addition, Hadley designed a linear park “paseo” creating a recreation opportunity as well as a premiums opportunity for Del Webb.

Located in the growing city of Coolidge, Arizona, this single-family community encompasses 565 acres and includes over 2,000 homes. Hadley Design was commissioned to design the community amenities and theme elements for the project. Martin Valley boasts an expansive community park, neighborhood parks and natural open space corridors as well as an extensive path and trails system, fostering a vibrant and active community.
Private Golf and Beach Development
Cabo San Lucas (Los Cabos), Baja California Sur, Mexico
Hadley Design was engaged to master plan and site plan this 617 acres (250 HA) property located on the Pacific Ocean north of Cabo San Lucas. This gated exclusive master plan includes an 18 hole championship golf course, beach club taking advantage of the 1.3 kilometers of beach front. The plan also include an aquatic and indoor sports center, golf and beach related single family and condominium sites as well as an ultra exclusive gated enclave within the gate, complete with it’s own recreation and sports facilities as well concierge service.
Bahia Ilusion
La Paz, Baja California Sur, Mexico
Located on 1.2 kilometers of beach along the Sea of Cortez this approximately 900 acre (364 HA) master plan includes a Town Center (Mercado), equestrian center and trails, hotel and spa facilities, beach club, beachfront and golf club condominiums and single family homes. The plan also includes an 18-hole golf course and golf club.
Las Palomas
Sandy Beach, Puerto Peñasco, Mexico
Mr. Hadley oversaw master planning, site planning and amenity design for the 340 acre (138 HA) golf and beach resort located on the Sea of Cortez. The project includes three phases of condominium towers, a casino site, retail village, a mix of single family and multi-family beach and golf homes, a beach club and 18-hole links style golf course. Along with creating the master plan, Mr. Hadley was integral is designing the proto-types for the condominium towers as well as siting them to maximize views of the Sea of Cortez. Mr. Hadley also created the conceptual designs for the now built lazy-river, pools and plazas. He also worked in concert with the golf course architect, Forest Richardson to route the 18-hole links style golf course and integrate it with the “dunes” that form the southern and western boundaries of the site.

Located in the beautiful Arcadia District of Phoenix, this 7,000 square foot modern residence, designed in the style of Frank Lloyd Wright, is sited on a one-acre lot with spectacular views of Camelback Mountain.
Knowing that the home owners had specifically purchased the property for the unobstructed view of the mountain and the lushness of the Arcadia area, the team at Hadley Design strategically placed the outdoor living spaces, water features and accent walls to draw the eye towards the ridge line and iconic boulder features of Camelback Mountain. In addition, lush plant material, bold accent plants and large drifts of flowering groundcovers and shrubs have been placed to further draw the eye to specific features throughout the landscape.
Three intimate courtyards have been designed to provide retreats for residents and their guests. The front courtyard features a rectalinear koi pond which leads from the entrance walkway and dining room, a focal water wall and fire pit, a spacious seating area and a private trail leading to the master courtyard. The master courtyard feautures a three water walls and an adjoining stream, an intimate seating area, shade sails, wall art, architectural planter pots and colorful plant material. The children’s courtyard features a linear patio space and play area, table and chairs, shade sails and child friendly plant material.
The rear yard features a 380 square foot accent/ child’s pool leading out from the great room and an elevated 1,750 square foot pool with four negative edge weirs, an outdoor bar/ grill with a swim up counter, an elevated circular spa and linear waterway adjoins the spa and upper pool, two vegetable gardens and gardening house, a sand play area and a spacious lawn area for the children to enjoy.

This 1,000 site is located adjacent to the Auga Fria River and contains the mountain form Calderwood Butte spectacluar washes. Hadley Design was commissioned by both Centex Homes and Pulte Homes to create a cohesive master plan and vision for the project. The master plan includes commercial uses, multi-family and a mix of single-family residential housing all linked through an extensive open space system. The primary mountain form, Calderwood Butte, is preserved as part of the open space network. The community is currently being rezoned based on our team’s input to create an exceptional master planned community that integrates mountain and paseo open space for the use of its residents and the community at large. Neighborhoods have internal open space as well and home sites are oriented on and adjacent to the open space corridors. Tierra Del Rio will be one the northwest valley’s finest master planned communities.

Saddleback Heights is a 6,000 acre master planned community entitled for just over six thousand units. Mr. Hadley has been involved in every aspect of the master planning, design and entitlement of Saddleback Heights since 1998. The project includes a range of residential uses, resort development overlay, town center overlay, community commercial and mixed use development. Is ia comprehensively planned community that is shaped by the natural features of the site and designed with awareness of appropriate preservation of existing terrain and vegetation.
Given its proximity to Saddleback Mountain, Lake Pleasant and the vast amount of public open space that surrounds the property, Saddleback Heights is envisioned as an environmentally sensitive, desert enclave community with a resort lifestyle theme. This identity and vision is emphasized by the design of a continuous desert and mountain open space system that links diverse residential neighborhoods, commercial uses, a potential Town Center site, resort site(s) and regional mixed use development. The community may include as many as 3 championship golf courses, which will be designed in concert with the natural setting.

Rifle, Colorado

Located in Rifle, Colorado, this mixed use development provides a great opportunity for large businesses to locate themselves along I-70, a primary transportation corridor, and to create jobs for the area. Positioned just south of Garfield County Airport, land uses for the development include industrial, commercial and support uses for the airport, as well as public institutional uses. Colorado Mountain College has relocated to the project site and is currently thriving in its new location.
It is important that Rifle Airpark engage with the river corridor and offer visual and physical connections to the rest of the Town. To ensure these connections, a meaningful trail system is provided within linear open space corridors, along hillside ridges and adjacent to major roadways. A focus on open space as a key design component of the overall master plan for Rifle Airpark, unifies, visually enhances and creates activity corridors for a development dominated by industrial, commercial and institutional uses.
Buckeye, Arizona

Hadley Design created the master plan for the 4,000-acre Pulte-Del Webb Anthem at Sun Valley South, located in Buckeye, Arizona. Hadley was commissioned not only to master plan the project, but also played an integral role in the “visioning” for the project including the creation of the village and neighborhood designs. The design of Anthem at Sun Valley South is born of a respect for and preservation of the landforms and wash features that traverse the site. The community includes: two championship golf courses routed by Hadley Design, a fifty-acre community park, a 35,000 square foot recreation center, an active adult lifestyle center, multiple school and neighborhood park sites, as well as community commercial and worship sites. This identity and vision will create diverse residential neighborhoods linked-via open space arroyos- to recreational, commercial and regional mixed-use sites.
