Bella Vista Farms consists of approximately 2,301 acres, planned for a variety of residential and commercial uses. Hadley Design was engaged to master plan, entitle and theme the project as well as perform detailed site planning for the initial phase of development. The master plan is arranged in three Development Units that feature a range of medium-low, medium and high density housing opportunities, open space and recreation areas, neighborhood commercial uses, and a substantial commercial area intended for a Central Arizona College campus. Hadley designed an extensive pedestrian trail system as one of the main organizing components of the master plan of Bella Vista Farms. Land set aside as Recreational or other Developed Open Space accounts for a minimum of 15 percent of the total residential land area of Bella Vista Farms. Parks are the “pearls” of the community, with a 10-20 acre Community Park, Focal Parks at the neighborhood level and linear parks connecting the parks, neighborhoods and the community, Bella Vista Farms will be an amenity rich place to live.
